THE STAGES OF CONSTRUCTION PLANNING
Planning and construction of a house is a complex task which consists of several different, but interlinked stages.
Stage I – Selection of Location
Synthesis Homes can help from the very beginning when a client chooses location, a size and a shape of a lot, as well as its content. A prospective owner in this stage usually chooses a lot which already contains built structures and landscaping elements (a house, a pool, a driveway, trees…). Such lot is usually in an urban surrounding and has some possibilities and limitations for the future minor or larger modifications of the built structure.
In this stage various professionals such as real estate agents, appraisals, home inspectors can give their valuable contribution. Synthesis Homes for its clients in this stage makes preliminary feasibility analysis of the new construction or the addition. This is a first important step which helps to avoid wrong decision on selection of a location and brings more light on existing and potential features of a property.
Stage II - Design
The next stage encompasses production of a conceptual design and developing these drawings into building permit drawings. Synthesis Homes provides its clients with a high level of architectural design service, as well as the other types of a design. We coordinate work between various professionals who may be engaged in a work (mechanical engineer, structural engineer, landscape architect…). Depending on a client’s requests, Synthesis Homes can represent a client at each stage of application process or in its parts.
Stage III – Construction Planning
Based on the building permit drawings or conceptual drawings, Synthesis Homes can make for its clients an estimate of the cost of the whole construction stage for their house. An estimate consists of detailed description of the work, estimated quantities and fees.
Stage IV – Construction
During the construction stage Synthesis Homes can provide with various types of services.
We can build a home entirely, or, depending on client’s needs, just specific stages. Every contracted job is followed by precisely defined written agreement in which are defined roles and obligations of both sides - Synthesis Homes’ on one side as a contractor and on Client’s as an investor the other side.
